Downsizing Made Easy: Transforming an Extension into a Cozy Home (2026)

Kathryn Finlayson, an 84-year-old resident of East Barnet, London, faced a familiar dilemma: her beloved Edwardian home, a four-bedroom detached house, needed substantial updates. With her husband, Jon, an architect, having passed away at 89, the house's nine-inch solid brickwork and lack of insulation made it an expensive and horrendous challenge to heat. Yet, the thought of leaving her cozy neighborhood and beloved hobbies, including tango and quickstep dancing, was unbearable. So, she devised a clever solution: downsizing within the same area.

Kathryn and her son, Gordon, a philosophy professor, collaborated with architect James Mak to design a new home that would be both functional and energy-efficient. Mak's design, inspired by modernist architect Alvar Aalto, featured a semi-detached house with an open-plan layout, a curved ceiling, and a well-insulated, triple-glazed interior. The house boasted underfloor heating, solar panels, and a mechanical ventilation system, all powered by an air-source heat pump and photovoltaic panels.

Despite initial skepticism from her daughter, Rosalind, who envisioned a bungalow, Kathryn's vision prevailed. The project, which began in September 2023, faced challenges, including a six-month planning permission process and a surge in building material costs due to the Ukraine invasion. However, the construction proceeded smoothly, and Kathryn's desire to recycle materials, such as terracotta roof tiles and elm flooring, added a unique touch to the new home.

In November 2024, Kathryn moved into her new abode, a space that seamlessly blended her husband's memory and Mak's architectural style. The house's design, with its open-plan layout and natural light, complemented her hobbies and lifestyle. Kathryn's decision to downsize within the same area proved to be a wise choice, offering a warmer, more cost-effective home without the upheaval of a complete relocation.
